Anant Nagar Yojana: A New Era of Urban Housing in Lucknow

The Lucknow Development Authority (LDA) launched the ambitious Anant Nagar Yojana on April 4, 2025, under the aegis of Uttar Pradesh Chief Minister Yogi Adityanath, aiming to address the city’s escalating demand for affordable and modern housing. Spread across 785 acres along Mohan Road, this township is designed to house approximately 1.5 lakh residents, integrating residential, commercial, and educational facilities with sustainable urban planning. The project, with an investment of over ₹7,000 crore, is one of LDA’s largest undertakings, featuring 2,100 residential plots, 120 commercial plots, and over 10,000 flats across 60 group housing plots. Additionally, 5,000 units are earmarked for the Economically Weaker Section (EWS) and Low-Income Group (LIG) categories, with 3,000 homes under the Pradhan Mantri Awas Yojana (PMAY).

The first phase of the scheme, focusing on the Adarsh Khand in Sector-6, saw an overwhelming response, with 13,031 applicants registering for just 334 residential plots between April 4 and May 5, 2025. The lottery for these plots was conducted on June 10, 2025, at Indira Gandhi Pratishthan’s Mercury Hall, with the process live-streamed on LDA’s YouTube channel to ensure transparency. Plot sizes ranged from 112.5 to 450 square meters, catering to diverse income groups. LDA Additional Secretary Gyanendra Verma emphasized the transparent allocation process, noting that the draw spanned four days due to the high volume of applicants and varied plot sizes.

A standout feature of Anant Nagar is its 100-acre Edutech City, designed to accommodate over 10,000 students, teachers, and faculty with hostels and residential buildings. The township adheres to international urban planning standards, incorporating a grid layout, wide roads, and underground cabling for uninterrupted power supply. Environmental sustainability is a priority, with 130 acres dedicated to green spaces, parks, and a zero-liquid-discharge system, making it Lucknow’s first housing project with integrated solid waste management. Solar energy systems and electric vehicle charging stations further enhance its eco-friendly credentials.

The second phase of the scheme, launched on July 11, 2025, offers 332 residential plots in the Adarsh Khand, with registrations open until August 10, 2025. Applicants are required to pay 5% of the estimated plot cost, approximately ₹41,000 per square meter, and can apply via LDA’s official portal (ldalucknow.in). The lottery system will again be used for allotments, ensuring fairness. The response to Phase 1 underscores the city’s housing demand, with nearly 39 applicants per plot, prompting LDA to extend the registration window by two days in May to accommodate 12,776 applicants by the final deadline.

LDA Vice-Chairman Prathamesh Kumar highlighted the project’s role in transforming Lucknow’s housing landscape, aligning with the state’s vision of a USD one-trillion economy. The township’s strategic location near the international airport, expressway, and Lucknow Ring Road enhances connectivity, while plans to widen the connecting road to Kisan Path to 24 meters aim to improve accessibility. The project also addresses affordability, with provisions for EWS, LIG, and Middle-Income Group (MIG) residents, ensuring inclusive development.
